LAND/LOT
Each Person or legal company can be owner of a plot. If you like we assist you in finding a lot what fits to your ideas.

We insure the correct way of purchasing the land. Our partner surveyor will make your investment 100 % sure.

He works with the best technical equipment based on the GPS satellite system. The landmarks he sets are exact to 1 cm exact.

DESIGN & PLAN
We work out the design and plan together with you or with you and our partner architect. This includes all details.

BUILDING PERMISSION
We get you all building permissions according to Dominican law.

STARTING CONSTRUCTION
After getting all permissions we start with our partners.

 
DESCRIPTION OF OUR CONSTRUCTIONS

FOUNDATION
Profound and in solid iron concrete according to static safety standards and in consideration to the underground material.

OUTSIDE- AND INSIDE-WALLS
Made with concrete blocks, iron enforced, joints concreted and where required concrete anchored. Windows and door frames in steel concrete.

ROOF CONSTRUCTION
Made of steel concrete (4-inch wide and 1 inch insulation and sealing material). Roof inclination and overhang according to drafts, normally 24 percent inclination. All Roofing is finished with Spanish tiles. Wall finish in CONCRETE COMPOUND on all vertical and inclined surfaces double painted with white color.

TILING
All floors including terrace are tiled in natural shaped granite, or on request with porcelain tiles. Price per m² tiling is 18.00 US $. Bathroom and toilet are tiled up to the ceiling. In the kitchen tiles are about 1 yard high around the walls.

WINDOWS AND DOORS

Windows and doors finished in massive American pine wood, mahogany, aluminum and in white glazed metal.

ELECTRIC WIRING
Each room has one cable with minimum of three outlets of 120 V. Living- and dining room as well as kitchen feature a 220 Volt outlet. 1 additional tube each for telephone and for cable TV. Outdoor illumination with 6 lights and 120 V outlet on the terrace.

KITCHEN

Cupboard, high boards, drawers and closets made from massive wood according to drafts. Stove and fridge are included. Closets in bedrooms are in wood and with ventilation intake.

POOL AND GARDENING
Property fencing with hibiscus alley or with (natural) stone wall. Fine adaptation of the topography driveway and walkways finished according to master draft. In the fixed construction fees are all extra costs like geometer permissions; architect salary, static engineering, construction surveillance and taxes for construction included.

Pool and / or whirlpool designs and features will be planed with our special pool designer.

BATHROOM AND TOILETS ACCORDING TO MASTERPLAN

Porcelain sink, 2 feet by 1.7 feet with chrome water taps. Mirror, towel hanger, soap holder. Shower cabin with chrome taps and soap holder. All cold and hot water tubing in corrosion resistant hard PVC. Approximately 1 yard away from the outside wall installation control panel and grease separator. Warm water electric heater with 15 gallons capacity and automatic switch. 1 garden water outlet.
